Your permit fee of $84 must accompany your Permit Application. Other additional fees may be applicable determined by the amount of work/renovation you are proposing.
The application process can take minimally one to two weeks. A Zoning Examiner and a Building Code Examiner will review it. If something is missing, the applicant/owner will be asked to provide information. The homeowner/contractor may request a Building Inspector with 24 hours notice. Urban Development Services in the Building Division produced a brochure, When to call for inspections for small buildings. A Building Inspector will arrive on site to conduct an inspection once the building permit is approved. Once the Examiners are satisfied, your application is approved.
Should any proposed work not comply with zoning by-laws, Committee of Adjustment reviews the applicants plans. (This Committee meets every two weeks in all Districts.) In the preliminary review, the zoning Examiner prepares a letter stating what does not comply. In this review, when it is determined that some aspects of the application do not comply, the applicant fills out Preliminary Project Review Application. (Cost is $125) In this form, the Zoning Examiner details what is outside of by-laws and needs to be approved by the Committee of Adjustment.
The
applicant/owner can choose to amend his/her plans
to comply with the by-laws, or make an application
to the Committee of Adjustment. (Application cost
is $516.) N.B. Fee can be doubled if owner/contractor
has commenced any work. Should you reject the Committees
final review decision, the applicant can appeal to
the Ontario Municipal Board. Cost of application/appeal
is $125. Duration of appeal process can take approximately
from eight to ten weeks to possible as long as six
months.
